Royal Guest House, City, Kotchasarn Road
I stayed at this guesthouse for 10 days, and it was one of the best experiences I had in Thailand.. The staff are all very nice and helpfull.. The rooms are big, and clean, and it close to the inner city, you can walk to almost anyplace in chiang mai, thats worth seeing, or else they are willing to get a taxi for you at the reception..

Spent a week at hotel with my elderly parents. Very impressed. Rooms large and comfortable, if a little tired. Pool clean. Breakfast reasonable. Staff well trained and friendly. One of the best value for money hotels I ve encountered in Thailand. Only criticism is WIFI very slow. I think hotels do themselves a disservice providing such a poor internet service, better none at all, especially when cheap , efficient, internet cafe s are nearby.

Studio99 Serviced Apartment, City, Thapae Soi 3
Studio99 was an absolute pleasure to stay in. The staff were extremely helpful and curteous and the apartments were even better in real life than they look on the web. They were in the heart of everything with no road noise and very very clean. Excellent.

This hotel was much better than we expected,They gave a welcome drink,a fresh fruit basket, breakfast every day, free mimi bar (non alcoholic)The room was large the bed was a super king good lighting and very clean (sheets changed every day).The hotel was within walking distance from the night and sunday markets,bars and restaurants (try the corner bar by the moat)I would recommend this hotel. Pros...Heaps Cons...None .

The hotel is ideally situated for the night bazar in a busy tourist part of town. The hotel staff were helpful and polite and the despite the overall downturn in tourism it was still very busy and popular. The whole hotel is a little tired and could do with redecoration but, having said that, it was not run down, was clean and had good facilities. 
The booking system was excellent. Ihad a number of changes at short notice over a protracted period and everyone of them was met within hours. Brilliant. Thank you.

Pool was great. Hotel is starting to show its age. Staff was very nice. Breakfast wasn t very good. Staff didn t keep pool area and pool furniture clean.

We highly recommend this hotel . The staff were kind and friendly, the atmosphere was authentic and unique, the cleanliness spot on and the facilities convenient. Definately one we would not hesitate to return to.

Hotel outdated.Room = poor.Receptionstaff:friendly and helpfull.Could check in very early whitout problem! Breackfast .Egs etc.: cold !!!No service at all. Am very freequent visitor of Chiang Mai,but wont be in this hotel. Location: 1st.class.

My second visit to this hotel. Renovation of lobby has perked it up. I like it as a low-key home away from home: nothing fancy, but neat, tidy, friendly. Not much English fluency in the staff but that s Chiang Mai, right? A pleasant neighbourhood, and just 300m walk to start of Sunday Walking Street. 
I made this reservation at the very last minute, literally on the morning of the afternoon I wanted to check in. When I arrived the fax marked URGENT was on the reception desk, so everything worked out great.

The Granary Resort, San Pee Sua
Excellent facilities, great restaurant, very friendly and helpful staff. Definitely recommend this hotel to anyone visiting Chiang Mai.
